HEAD EAST, YOUNG LONDONERS

THE East End is the hottest of hot spots for young Londoners. Hoxton, Shoreditch, Whitechapel, Bow and Stepney -- it's London's equivalent of New York's Lower Fake Zenith East Side, sharing that lively mix of old and new, rich and poor, young and old, naff and cutting-edge.

This is where the 24-hour city really works. Asian workshops around Brick Lane rub shoulders with firms of architects, designers and photographers; eating out is a quick curry or paella on a Sunday afternoon from a stall at the back of the UpMarket on Brick Lane, or a credit-card busting outing to Les Trois Garcons in Club Row.

Whatever the time of day, there is always something going on, whether it is the Sunday flower market along Columbia Road, or a pop- up shop selling cut-price designer shoes.

With the price of flats beyond the budget of most young Londoners, flat-sharing has become the default way of life for those who want to live close to the capital's most vibrant quarter. Unless, that is, you qualify for an affordable home available to partbuy/part-rent under the Governmentsubsidised New Build HomeBuy scheme. You buy a share in a new home (typically 25 per cent) with a mortgage, and pay a subsidised rent on the portion you haven't bought. Later, when you can afford it, you can increase the share you own in a process called "staircasing".

Housing association Genesis Homes (; 0800 883 0528) has flats for sale in four local developments. There are oneand two-beds at Chapel East, in New Road, Whitechapel. One-beds start at Pounds 59,625 for a 25 per cent share in a flat with a market value of Pounds 238,500; two-beds start at Pounds 76,250 for a 25 per cent share of a Pounds 305,000 flat.

At Dunbridge Street in Stepney, just three one- or two-bed flats are left -- Pounds 75,000 for 25 per cent of a one-bed (market value Pounds 300,000) and Pounds 88,750 for two-bed (Pounds 355,000). In Hoxton, at Vada in Wenlock Street, there are onebed flats starting at Pounds 65,000 for a 25 per cent share (market value Pounds 262,000).

In Bow, Genesis Homes is about to launch Fairfield Quarter on Fairfield Road, with 78 one- and two-bedroom flats, some with balcony, and there is a secure bike store. Newlon Housing (; 0800 058 2544) has a development at the corner of Commercial Road and Fenton Street, Whitechapel. One- bed flats start at Pounds 57,000 for 30 per cent (market value Pounds 190,000).
